Tours are free of charge.

An appointment is required to tour the property.

Our management office is located about 20 minutes north of the property, but we have a Property Coordinator who works on-site.

You can apply for an apartment online or in person.

Applications are typically approved within 24 hours, and often the same day if they're submitted by noon.

Up-front costs include prorated rent based on your move-in date, a $75 administrative fee, and the balance of your security deposit.

Be honest on your application. If needed, we can accept a guarantor.

You can pay rent online with a credit card, debit card, checking account, or savings account. You may also pay in person with cash, check, money order, or cashier's check, or use a bill pay service.

You can pay rent online through the resident portal.

Credit and debit card payments are subject to processing fees based on the balance due.

Renter's insurance is required for all residents.

Trash removal is included in your rent.

Spectrum is the provider for internet and cable services.

We offer a $400 referral bonus for residents who refer friends.

Guests are welcome and must park in designated visitor spots. Residents are responsible for their guests' conduct. Anyone receiving mail at the property or staying for 30 days or more is considered an occupant and must submit an application.

We do not offer rent discounts for longer lease terms or advance payment.

Subletting is not permitted.

If you need to break your lease, the buyout option includes a fee equivalent to two months' rent, plus you are responsible for rent during a 60-day notice period and will forfeit your security deposit.

We do not offer short-term leases.

We do not offer corporate leases.

Amenities

The property features a library, fitness center, WiFi café, a fire pit, and on-site laundry facilities.

Parking is available for residents.

We do not have washer and dryer/hookups.

Standard appliances include a microwave, range, dishwasher, and refrigerator. Some units include a washer and dryer.

Furnished apartments are not available.

We do not have an on-site leasing office to hold packages.

The fitness center is open 24 hours a day.

The fitness center includes ellipticals, treadmills, rowing machines, stationary bikes, free weights, mats, exercise balls, and more.

Pet Policy

Our community is pet-friendly.

Pet fees include $35 per month per pet rent (maximum of two pets), a one-time $150 pet fee, and a $150 refundable pet deposit.

We only allow cats. Dogs are not permitted.

We do not have a pet park on the property.

Location

Take Route 8 to Washington Avenue, turn right, and we are located on the corner of Poplar and Washington.

The nearest cross street is Washington Avenue.

Public transportation is available at the corner near the property.

Our community is near the city of Bellevue, Downtown Cincinnati, and Newport on the Levee.

The property is located in the Campbell County School District.

The nearest dog park is less than one mile away.

Bike trails are available nearby.

Residents typically shop in Bellevue, Hyde Park, or Highland Heights.

Avenue Brew is the nearest coffee shop, located less than half a mile away and within walking distance.

Maintenance

Before you move in, we paint all walls, professionally clean the unit, tidy the patio or balcony, complete any necessary repairs, and professionally clean the carpets.

On-site maintenance is available.

You can request repairs by stopping by the office, calling us, emailing us, or submitting a work order through the resident portal.

You do not need to be present for maintenance work to be performed.

The office can dispatch someone to get you into the building.

You may hang pictures or mount a TV on the walls without charge, as long as there is no major damage. If you paint any walls, you must return them to the original color before moving out to avoid charges.
